What is my first step?
Call Heritage Mobile and Manufactured Homes. Our sales manager will make an appointment with you at your convenience to list your home and answer any questions you may have.
How long will it take to sell my home?
Selling a home is simply a matter of finding the right qualified person for a particular home. We have a follow up program and we contact our customers with updates of new listings immediately. This gives you, the seller great exposure.
Will you notify me when you have an appointment to show my home?
Absolutely, we will never show up unannounced. We will always call well in advance and set an appointment that is convenient for you.
What do I do if someone stops by and wants to see my home?
We suggest you instruct the person to call us for an appointment. In some cases if you feel comfortable showing your home, we have no objections. Please call us in the event this should happen and we will take it from there.
Will there be any closing costs?
No. The only fee you will be responsible for is our commission, which will be deducted from the proceeds of the sale.
Will you arrange for the buyer to be approved by my park?
Yes, we assist our buyers in obtaining park approval.
When do I have to pay a commission?
The commission is due on the day of closing and will be deducted from the selling price. You will be given a closing statement prior to the closing date, listing full disclosure of disbursements from the proceeds from the sale of your home.
How much time will I have before I have to move from my present home?
Heritage will work with you and the buyer to ensure ample time for both parties to make moving arrangements, etc. When the prospective buyer is approved for financing and has park approval for tenancy, a closing date will be set that is satisfactory to both the seller and buyer. A sale can be completed in as little as two weeks but generally takes between four to six weeks.
What if I still owe a bank a balance on my home?
If you currently owe a bank a balance, you will be asked to have your bank fax a close out balance to Heritage Homes. We will pay off any liens on your home on the closing date.
Will I get reimbursed for fuel and lot rent?
These details are always addressed prior to closing. Normally you will have your fuel tanks topped off or filled and the buyer will reimburse you at closing for these costs. You must present a statement from the fuel supplier indicating the amount paid per gallon. The amount of reimbursement will be calculated as per this statement.
As for lot rent adjustments, of your closing is to be on the first of last day of the rental period, the buyer will assume the lot rent for the following rental period and there will be no adjustment. If your closing takes place any other day of the rental period, the rent will be pro-rated and you will be reimbursed for any days remaining in the rental period.
